My question is how not to overcode the spondy scenarios

There is moderate narrowing of the L5-S1 interspace with circumferential
spondylosis. The remaining interspaces within the lumbar spine are
preserved. Facet joint hypertrophy and sclerosis are seen L5-S1.

Pression: Moderate degenerative changes at L5-S1 are noted.

will 723.1 - cover all spinal disorders (narrowing/atrpohy/osteophyte/stenosis..) as these all are components of this condition -or should I go one by one to code.

Here, Facet joint hypertrophy and sclerosis are included in Lumbar spondylosis.
Moderate narrowing of the L5-S1 interspace is 'Intervertebral disc degeneration'

So you have to code 721.3 and 722.52 for this case. Please see the Exclude note for coding spondylosis scenario.
